All Smallwood homeowners are eligible for membership. If Smallwood residents desire to enjoy Association Facilities and access to the Lake, they are encouraged to purchase their own membership - they may not utilize another Smallwood resident's membership. Homeowners with multiple Smallwood houses are expected to purchase separate memberships for each house. Invited house guests are only permitted on Association property when accompanied by an adult member. Renters are not considered house guests. All members are expected to carry proof of membership plus photo identification and present such when asked to do so by Association representatives.
Members may not accompany a non-member Smallwood resident to enjoy Association facilities, including, but not limited to Mountain Lake and its shoreline, Smallwood Beach, the Civic Association Park, basketball, tennis and pickleball courts, playground, and the Lake Hill Lodge, or to Association Member events, as their guest, unless otherwise stated by the Board of Directors. Doing so may result in the suspension or revocation of benefits or Membership.
Membership Initiation Fee
Please Note: As of July 1, 2021 the Membership Initiation Fee will be $750.
However, until June 30, 2021, the Membership Initiation Fee is $500.
The first step for any new member household in joining the Smallwood Civic Association is to fill out a membership application. You will be asked to pay, in addition to the first year’s dues, a one-time Membership Initiation Fee of $750. The Membership Initiation Fee is non-refundable and is earmarked for a dedicated fund, the Lake Capital Improvement Fund. The sole purpose of this fund is to ensure the ongoing environmental sustainability and health of Mountain Lake, its shoreline, beach, and dam. This fund enables the SWCA to set aside money for the repair and maintenance of the dam, beach and other facilities and infrastructure associated with the Association’s use of the lake.
